The Deneau Tower, formerly known as the Grant-Deneau Tower, has reopened as a revitalized mixed-use development featuring luxury apartments, co-working spaces, and dining venues. Located at 40 W. Fourth St., the 22-story building now offers 147 upscale residential units, marking a significant transformation from its previous role as an office tower.
A Historic Transformation
Originally completed in 1969, the Deneau Tower was Dayton’s first modern high-rise and stood as the city’s tallest building at the time. After years of vacancy following Premier Health’s departure in the early 2010s, Windsor Companies undertook a $50 million redevelopment to restore and modernize the structure.

The renovated tower features 147 luxury apartments, including six penthouses, occupying floors 7 through 22. Units boast large windows, quartz or granite countertops, luxury vinyl tile flooring, and custom millwork. The design, inspired by 1960s Italian fashion, incorporates bold colors and patterns, with artwork displayed on every floor.

Innovative energy-efficient vacuum-insulated glass windows have been installed, making the Deneau Tower one of the most energy-efficient residential buildings in the region.

Beyond residential offerings, the Deneau Tower includes co-working office spaces on the lower floors, a ground-floor restaurant, and a mezzanine lounge featuring a bar, fireplace, kitchen, and coffee kiosk.
